CORE SERVICES

1. Initiating and performing the incoming snag list or initial inspection of the premises and recording all existing damages or defects.
2. Initiating and performing the outgoing snag list or exit inspection of the premises and recording all damages and defects.
3. Facilitate cleaning of premises post / pre-occupation.
4. Facilitate housekeeping services such as gardening and pest control.
5. Inspecting the premises as per the lease agreement; monthly is optimal.
6. For holiday homes where no rentals occur, a monthly site inspection is also recommended.
7. Attending to all queries and complaints of both owner and tenant.
8. Schedule and manage the routine maintenance tasks and resolve emergency maintenance matters.
9. Perform specified administrative and operational services.
10. After hour staff on standby for emergencies.

ADDITIONAL SERVICES

These services are not dependent on the appointment of Core Services

1. 1. Ecliptic Estate Management can be appointed as the proxy to attend the Annual General Meeting or Special General Meetings on behalf of the owner.
   2. Provide an opinion on documentation submitted for owner approval at Annual General Meetings such as amended conduct rules, exclusive use area proposals, alterations on common property.
   3. Submission of disputes for resolution to the CSOS on behalf of the property owner in a community scheme.

These services are dependent on the appointment of Core Services

1. 1. Project management of non-routine maintenance and installations.
   2. Facilitate specialist inspections and reports for remedial work.
   3. Assistance with insurance claims.
   4. Hospitality services prior to arrival of owners at holiday homes, such as stocking the fridge and pantry.
